The Environment and Resources Authority said a proposed Xemxija ridge development requires a full Environmental Impact Assessment and Appropriate Assessment. The 14,035-square-metre project includes 300 apartments, shops, a supermarket, restaurants and three underground parking levels, creating more than 72,000 square metres of floor space. ERA flagged protected orchids, freshwater rockpools, shading, light pollution and major visual change overlooking Mistra Valley. It also estimated around 1,670 additional vehicle movements daily and raised concerns about noise, air quality and the site’s sensitive water systems.
